5. The proposed use would not be detrimental the public health, safety, or <br /> welfare. <br /> 6. The property is located on an existing road, Government Drive, with sufficient <br /> capacity to handle the increased traffic caused by the new business. <br /> 7. The proposed use is compatible with adjacent land uses. <br /> 8. The proposed use is compatible with the Exempt Commercial zone as it is a <br /> commercial use. <br /> 9. The proposed use is compatible with the Comprehensive Plan. The Integrated <br /> Growth Plan lists this area as a future Downtown Mixed-Use district. <br /> Development in the Downtown Mixed-Use zone would include high-density <br /> apartments,townhouses, live-work units,professional offices, shops, <br /> restaurants, and other commercial uses. <br /> 10. The proposed use would not have a significant impact on water pollution as <br /> the property is not located near a water body and is served by city water and <br /> sewer. <br /> 11. The property currently does not have any significant drainage or topographic <br /> features. The applicant proposes to do some minimal landscaping around the <br /> proposed structure. <br /> 12. The property has a low erosion potential since the property is mainly flat. <br /> 13. The proposed use does not require nor is requesting a shoreland location. <br /> 14. The proposed use will be connected to the City sewer system, which is more <br /> than adequate to handle the amount of liquid waste to be generated. <br /> 15. The proposed use would not require an individual sewage treatment system as <br /> the building will be connected to the City sewer and water supply. <br /> 16.
