6) Wayne Jensen from Ideal Contractor Supply has submitted a proposal to the HRA
for a back-up generator system at Sibley Terrace. Cost is over$36,000. The
Board decided there was not a need for this system and the cost was too high.
The Director will notify this individual of their decision.
7) Unit#110 has been vacated. The tenant was not evicted, but asked to move due
to housekeeping problems. There is a lot of damage and clean up. The cost will
be high.
8) The staff has requested tenants vacate the storage room that has always been used
for tenants to store extra large items. The room was intended for storage of
records. The addition of another project and the requirements to keep records for
years is creating a space problem for staff.
Agenda: Parkview
1) The construction has begun on Parkview I&11. The Director reviewed the
project work summary. Many items were redlined and will not be funded. Soffits
are now being replaced and A/C sleeves installed. The windows are being
replaced this week. The Director requested she be allowed to advertise the used
windows for sale. The Board concurred.
2) The Board adjusted the security deposit for all in-coming tenants three years ago.
Elderly were charged a flat rate of$200 and families $250. MHFA, in a review of
the project, has stated we are not in compliance with the HUD regulation of
charging new tenants a security deposit equal to their TTP (Total Tenant
Payment). They have stated we must change this practice. M/Nagel, S/Teie to
change the current policy of flat rate security deposits to charge tenants only an
amount equal to their TTP. M/carried. Current tenants who were overcharged on
their deposit will be entitled to a refund of the difference.
3) Discussion was held concerning tenants placing personal items in the common
areas of all the projects. The contractors working at Parkview I &II had
requested we have tenant's personal items removed from the commons areas and
walls while they are working, to relieve them from any liability. The MHFA
inspector also indicated that the commons areas need updating to reflect an
attractive project, and that the management should be doing the decorating. The
Board agreed. M/Teie, S. Youngberg to have the HRA staff determine how the
common areas will be decorated and not allow personal items of tenants to be
placed in these areas without permission from management. M/carried.
4) Home health aides with the assisted living program are using the laundry area on
the first floor of Parkview I every morning. Several of their clients require their
bedding to be done daily. Some tenants have objected, stating they are unable to
do their own laundry. Another washer is not feasible for this small area. The
tenants will have to accommodate the aides, for the sake of the program, and find
another time to wash. The upstairs laundry is also available for anyone to use, if
they so choose.
5) The subject of tenant's window treatments was discussed, in light of the new
windows being installed. The Director requested she be allowed to obtain prices
