This, he said, did not include 'the necessary electrical work'. <br /> When our architect talked with the State Elevator Inspector, the State Elevator Inspector <br /> said that while a LULA elevator would be acceptable for this situation, he doesn't think a <br /> LULA elevator is the right equipment for this application. This is because LULA elevators <br /> have smaller cabs, less vertical speed, less carrying capacity, and less material quality <br /> than a commercial elevator custom designed to fit an existing shaft. The State Elevator <br /> Inspector also said he thought a commercial elevator for this situation will be about the <br /> same price as a LULA elevator. <br /> The State Elevator Inspector commented that LULA elevators are proprietary (designed <br /> and manufactured in a manner that only the company supplying and installing the unit can <br /> provide maintenance). He said the custom commercial elevators are not proprietary and <br /> can be maintained by different maintenance providers. <br /> Our preferred and recommended approach to the City is that we not have a 'closed' <br /> specification of which only one manufacturer can bid, supply, install, and maintain the <br /> elevator. <br /> Before we 'hang our hat' on what the State Elevator Inspector has told us (he doesn't have <br /> to back-up his opinion or answer to anyone about price or availability; he just needs to <br /> make sure it meets Code), we have calls out to several commercial elevator manufcturers <br /> to see if they can custom design an elevator for an existing shaft within the same price <br /> range as the LULA provider/installer and the State Elevator Inspector have said, or <br /> whether there are other LULA's that can be provided. <br /> Therefore, our tasks will include: <br /> • Converse with different elevator manufacturers on what they can provide. <br /> • Coordinate with the State Building Inspector on Code requirements for this existing <br /> building situation. <br /> • Design architectural modifications (fire egress, ADA modifications) to the elevator <br /> lobby and adjacent hallway areas to meet Code requirements. <br /> • Design structural modifications to the roof to meet Code shaft clearance <br /> requirements (not included at this time —awaiting Code requirement clarifications). <br /> • Design ventilation of the equipment room to meet Code requirements. <br /> • Design power, electrical, control, and smoke alarm components to meet Code <br /> requirements. <br /> • Prepare bidding documents (drawings, bidding and contract requirements, and <br /> technical specifications). <br /> • After the City advertises the project, assist with the bidding process and answer <br /> questions. <br /> Our estimated effort for the above tasks is $7,450. <br /> CADocuments and SettingsWdministrator\Local Settings\Temporary Internet Files\Content.IE5\H01KLVWF\Pequot Lakes City <br /> Building(1).doc <br />
