March 31, 2004 Page 3
Proposal for City Bldg Remodeling Consulting and Design Services
City of Pequot Lakes, MN
Based on our present understanding of the assistance you need from WSN on this project,
following are our work tasks and estimated effort:
A. Visiting the site as requested and responding to the City's questions
As we do not know how many times this will occur, we regrettably cannot give an estimate
of our effort for this task.
B. Concrete work-trench drains
As mentioned above, the City will have a separate contract with a plumber for the
flammable waste/sand separator sumps.
The City should note that our experience with the MN Department of Health— Plumbing
Division on such work is that they will require the City's plumber to submit drawings
showing the complete system (trench drains, outlet pipes from trench drains, flammable
waste/sand separator sumps with vents, and on 'out') for a permit prior to construction.
Thus, we will prepare bidding documents (drawings, bidding and contract requirements,
and technical specifications) for the concrete removal, trench drains, and sloped concrete
replacement.
The City's plumber then needs to take our drawings, lay out all of the piping from the
trench drains to the sumps, lay out the flammable waste/sand separator sumps with vents,
and all the piping and tanks on 'out'. The City's plumber then needs to submit this overall
package to the MN Department of Health — Plumbing Division for a permit prior to
construction.
Our estimated effort to prepare bidding documents (drawings, bidding and contract
requirements, and technical specifications) for the concrete removal, trench drains, and
sloped concrete replacement is $1,750.
We have told the City that we can have this package ready for bidding by Friday, April 9.
Over and above this proposal, we can assist the City with bidding and coordinate with the
City's plumber on an `on call' basis when requested by the City.
C. Elevator
The City was contacted by an elevator provider/installer on a LULA (limited use— limited
access) elevator. This provider/installer then contacted us.
As I indicated above, we have had on-going conversations with the State Elevator
Inspector on architectural (refuge areas, fire curtains), structural (clearance to the roof),
mechanical (ventilation of the shaft and of the equipment room), and electrical (smoke and
CADocuments and Settings\Administrator\Local Settings\Temporary Internet Files\Content.IE5\H0IKLVWF\Pequot Lakes City
Building(1).doc
