_ APPLICATIONS
The City of Pequot Lakes processed 135 permits in 2005, down from 16o permits in
2004. Of the 135 permits processed, go of them were land use permits, a decline from
the 124 land use permits processed in 2004 (Table 1). One third of the land use permits
were for new construction, including new homes and cabins. Most of the permits for
new homes included garage permits. Approximately 20% of the land use permits were
for garages and other accessory structures. Additions to existing structures, decks,
fences, and two new commercial and one new manufacturing building account for the
remainder of the land Tablet Land Use Permits
use permits. 2005 2004
Percent of Percent of
There were three Permit Type Number Total Number Total
rezoning requests this Building 90 67% 124 78%
year, one fewer than Lot Split 11 8% 12 8%
in the previous year. sign 11 8% 7 4%
Two of the rezoning Conditional Use Permit 5 4% 4 3%
requests were made Rezoning 3 2% 4 3%
prior to the adoption Demolition 4 3% 3 2%
of the new Land Use Plat(Final&Preliminary) 8 6% 3 2%
Ordinance in June, variance 3 2% 3 2%
with one request
made after the adoption. The number of variance applications remained the same as the
previous year. Only one variance application was approved.
With the new Comprehensive Plan in place and a solid growth strategy mapped out,
there were five more plat applications in 2005 than in the previous year. There were five
preliminary plat applications and three final plat applications processed in 2005. The
number of lot split applications (metes and bounds subdivisions) remained about the
same with just one less application than in 2004. There are over loo new lots involved
with these subdivision requests.
With a general slowdown in the housing market predicted for 2oo6, we anticipate the
number of applications to remain steady or dip slightly in the upcoming year. Pequot
Lakes is in a strong, competitive position to continue healthy economic growth and
development, particularly within the downtown, urban and transition areas, but we
anticipate that the shoreline redevelopment that has been prevalent in recent years will
continue to wane. The market for off-lake, large-lot development appears to be
saturated, and so we anticipate fewer development requests in the rural areas of the
former township.
CM OF PEQUOT LAKES PLANNING AND ZONING 2005 REPORT 7
