Planning Commission Report, December 2006 7 <br /> The subject property is located south of downtown just to the east of State Highway 371.The <br /> property is just under 2 acres in size and is currently used for residential purposes. The <br /> property was zone Forestry under the previous Ordinance. <br /> This property was pulled out of the City-wide rezoning last year. This is the separate public <br /> hearing to rezone to a classification in compliance with the new Land Use Ordinance. Mr. <br /> Grossoehme has indicated that he plans to sell the property to Mr. Helbling, who plans to <br /> combine the property with his surrounding property. Mr. Helbling has indicated a desire to <br /> rezone the property to Agriculture, consistent with the surrounding property. <br /> THE PLANNING COMMISSION IS UNANIMOUSLY RECOMMENDING THAT <br /> PARCEL 290271402B00009 BE REZONED TO AGRICULTURE BASED ON THE <br /> FOLLOWING FINDINGS OF FACT: <br /> i. The rezoning to Rural Residential is consistent with the City's Comprehensive Plan and <br /> Future Land Use Map,which designates this property as a Rural Residential. <br /> 2. The rezoning to Agriculture would not be consistent with the City's Future Land Use <br /> Map, although the area to the west of this property is designated as future Agriculture <br /> area on the Map. <br /> 3. The rezoning to Rural Residential would not meet the compatibility requirements for the <br /> Rural Residential zone,which indicates that the zone may not be completely surrounded <br /> by Forest Management and Agriculture zones. <br /> 4. The property does not meet the minimum lot size of 5 acres for the Rural Residential <br /> zone, as it is just under 2 acres in size. <br /> 5. The current property owner has a purchase agreement in place with the owner of the <br /> property surrounding the subject property. <br /> 6. The adjoining property is zoned Agriculture,and the future property owner has indicated <br /> that he would like to have the subject property zoned likewise. <br /> 7. The subject property, on its own, does not meet the minimum lot size of 20 acres for the <br /> Agriculture zone, being just under 2 acres in size. The purchase agreement in place <br /> would combine the subject property with the adjoining, surrounding property, which in <br /> total does meet the minimum lot size and dimension requirements for the Agriculture <br /> zone. <br /> 8. While the City has sought to avoid downzoning properties, in this case, the future <br /> property owner has requested to be rezoned to Agriculture. <br /> 7. HEARING: Rezoning from Residential to Shoreline Residential, City of Pequot <br /> Lakes. Parcel No. 2901230000110009 and 291230000120009. John and Rebecca Hurst and <br /> Roger Prigge,property owners. <br /> The subject properties are located just to the west of Wilderness Point on the northern shore <br /> of Middle Cullen Lake. The properties measure 29,829 square feet and 35,816 square feet in <br /> size,with each containing residential structures.
