Planning Commission Report, December 2006 6 <br /> These properties were pulled out of the City-wide rezoning last year. This is their separate <br /> public hearing to rezone their properties to a classification in compliance with the new Land <br /> Use Ordinance. One of the property owners has indicated that he would prefer to maintain <br /> the residential zoning classification. <br /> THE PLANNING COMMISSION IS UNANIMOUSLY RECOMMENDING THAT <br /> PARCELS 2902711ooeoo009, 290271201BB0009, AND 290271402C00009 BE <br /> REZONED TO RURAL RESIDENTIAL BASED ON THE FOLLOWING FINDINGS <br /> OF FACT: <br /> i. The rezoning to Rural Residential and Forest Management is consistent with the City's <br /> Comprehensive Plan and Future Land Use Map, which designates these properties as <br /> Forest Preservation to the north and Rural Residential to the south. <br /> 2. Rezoning to Rural Residential and Forest Management would be compatible with the <br /> immediate surrounding zoning classifications, which are Shoreline Residential to the <br /> west and Agriculture and proposed to be Forest Management to the east. <br /> 3. Rezoning parcels 290271201BB0009 and 290271402000009 to Rural Residential would <br /> be consistent with their previous zoning classification of Rural Residential with the same <br /> minimum lot size and lot width requirements. <br /> 4. The Rural Residential zone is compatible with the Agriculture, Forest Management, <br /> Transitional Residential, and Recreation Zones. <br /> 5. Rezoning parcel 290271looE00009 to Forest Management would be consistent with the <br /> property's previous zoning designation of Forestry, which contained the same lot size <br /> and dimension requirements. <br /> 6. Rezoning parcel 290271iooE00009 to Forest Management would be compatible with <br /> the surrounding zoning classification,which is proposed to be Forest Management. <br /> 7. Rezoning parcel 290271looE00009 to Forest Management would not be entirely <br /> consistent with the City's Comprehensive Plan,which states that the Forest Preservation <br /> areas would be very large lot residential(40-8o acres)within forested land.This parcel is <br /> only 5 acres in size and -may be better suited in the Rural Residential zoning <br /> classification. <br /> 8. Parcel 2902711ooE00009 does not meet the minimum lot size of io acres for the Forest <br /> Management zone, being roughly 5 acres in size. The property, however, was a non- <br /> conforming property due to lot size under the previous zoning classification of Forestry. <br /> Rezoning to Forest Management would not be inconsistent with previously existing <br /> requirements. <br /> 9. Parcel 2902711oE00009 is close to meeting the minimum lot size of 5 aces for the Rural <br /> Residential zone, being approximately 4.9 acres in size. The parcel also meets the <br /> minimum lot width of 200 feet,being over 400 feet wide. <br /> io. Parcel 2902712oiBB0009 does not meet the minimum lot size of 5 acres for the Rural <br /> Residential district as it is roughly half an acre in size. This lot would be considered non- <br /> conforming under the new Ordinance,but it was also considered non-conforming due to <br /> lot size under the old Ordinance. <br /> ii. Parcel 290271402C00009 does not meet the minimum lot size of 5 acres for the Rural <br /> Residential zone,being about 4.6 acres in size. The property does meet the minimum lot <br /> width of 200 feet,being over 300 feet wide. <br /> 6.
