The property owners have indicated that they <br /> would prefer to have the portions of their properties previously zoned Commercial to remain <br /> as a Commercial zoning classification. <br /> THE PLANNING COMMISSION IS UNANIMOUSLY RECOMMENDING) THAT <br /> PARCEL NOs. 290271100C00009 AND 29027110oD00009 BE REZONED TO <br /> COMMERCIAL, AND THAT PARCEL NO. 290271iooAAAoo9 BE REZONED TO <br /> FOREST MANAGEMENT WITH THE NORTHERN Zoo FEET OF THE <br /> PROPERTY EXTENDING TO THE WEST TO HURTIG ROAD AND THE <br /> EASTERN 35o FEET OF THE PARCEL EXTENDING SOUTH 675 FEET BE <br /> REZONED TO COMMERCIAL(see accompanying map for depiction) BASED ON THE <br /> FOLLOWING FINDINGS OF FACT: <br /> 1. The rezoning to Rural Residential and Forest Management is consistent with the City's <br /> Comprehensive Plan and Future Land Use Map, which designates the smaller parcels as <br /> Rural Residential and the larger tract as Forest Preservation. <br /> 2. Should the larger property be rezoned to Forest Management, rezoning the two smaller <br /> properties to Rural Residential would be inconsistent with the compatibility <br /> requirements for that zoning district, which states that the Rural Residential zone may <br /> not be completely surrounded by the Forest Management and Agriculture zones. <br /> 3. Rezoning the northern smaller parcel (2902711ooC00009) would be inconsistent with <br /> the existing land use,as this property currently contains two commercial businesses. <br /> 4. Rezoning the larger parcel to Forest Management would meet the compatibility <br /> requirements for the zoning as this property does contain significant forest coverage, <br /> particularly in the northern portion of the property. <br /> 5. Rezoning to Commercial along State Highway 371 would be inconsistent with the <br /> Comprehensive Plan and Future Land Use map which does not designate this are for <br /> commercial use. <br /> 6. The properties were zoned Commercial along the State Highway 371 frontage to a point <br /> just to the south of Parcel 2902711ooD00009 and extending to the west roughly 300 feet <br /> under the previous ordinance. <br /> 7. The two smaller parcels(C&D) meet the minimum lot size of 20,000 square feet for the <br /> Commercial zone, each being approximately 1.4 acres in size. Each parcel also meets the <br /> minimum lot width of 50 feet by having roughly 200 feet of width. <br /> 8. The larger parcel(AAA) meets the minimum lot size of 10 acres and lot width of 300 feet <br /> for the Forest Management zone, being over 26 acres in size and over 800 feet wide on <br /> either side of the property. <br /> 9. The City has taken care in ensuring that properties are not downzoned from previous <br /> classifications. Not rezoning these properties to Commercial in some extent would <br /> constitute a downzoning. <br /> 5. HEARING: Rezoning from Forestry and Rural Residential to Forest <br /> Management and Rural Residential, City of Pequot Lakes. Parcel Nos. <br /> 2902711ooE00009, 2902712o1BB0009, and 290271402C00009. Terri Morris, Charles <br /> Peterson,and Jeffery and Megan Oelke,property owners. <br /> The subject properties are located on the east side of Hurtig Road and consist of the three <br /> parcels captioned above. The northernmost property, 2902711ooB00009, is roughly 5 acres <br /> L in size, currently undeveloped, and was previously zoned Forestry.
