`• term "Owner" includes, without limitation, contract for deed vendees and <br /> holders of a life estate. <br /> 1.17 "Person" means a natural individual, corporation, limited liability company, <br /> partnership, trust, or other legal entity capable of holding title to real <br /> property. <br /> 1.18 "Plans" means construction plans and specifications, which will include a <br /> site plan, all exterior elevations and projected finish grades, the size, <br /> dimensions and location of the proposed Dwelling or Alterations, yard <br /> setbacks, exterior colors and finish materials, a proposed construction <br /> schedule and construction costs and any other information reasonably <br /> requested by the Board or the Developer. <br /> 1.19 'Plat" means any recorded plat depicting any portion of the Development <br /> satisfying the requirements of Minnesota Statutes Chapter 505, 508 or <br /> 508A, as applicable, including any amended or supplemental plat(s) <br /> recorded from time to time, and any plat filed as part of the Additional <br /> Real Estate. <br /> 1.20 "Rules and Regulations" means the Association's rules and regulations as <br /> approved from time to time. <br /> `.. 1.21 "Street Lights" means the street lights located on and serving the <br /> Development, which are owned, maintained and operated by the <br /> Association, including without limitation, all poles, conduits, lines, bulbs, <br /> and all other affiliated wires, equipment, fixtures, improvements and <br /> apparatus used by such systems to provide street lighting to the <br /> Development. The Street Lights shall be Common Elements. <br /> ARTICLE 2 <br /> LOTS AND EASEMENTS <br /> 2.1 Lots and Boundaries. The Development initially consists of fifty-three (53) <br /> Lots. The front, rear and side boundaries of each Lot, as shown on the Plat, shall be <br /> the boundary lines for the Lot. All improvements, except for the Street Lights, within a <br /> Lot's boundaries are a part of the Lot. <br /> 2.2 Recorded Easements. The Development and all Lots shall be subject to <br /> any easements or other encumbrances as may be recorded against it or otherwise <br /> shown on the Plat. <br /> 2.3 Easement for Maintenance. Repair.
