2. The proposed rezoning to Shoreline Residential is consistent with the Future Land <br /> Use Map, which designates the area adjacent to the shore as Shoreline <br /> Residential. <br /> 3. The proposed rezoning to Shoreline Residential meets the compatibility <br /> requirements in that the properties are adjacent to the Water Resource zone. <br /> 4. The subject property meets the purpose and intent of the Shoreline Residential <br /> district: to provide a district for riparian residential development. <br /> 5. Each of the properties meets the minimum lot size requirement of 20,000 square <br /> feet for the Shoreline Residential zone, with each property being 29,000 square <br /> feet or greater. <br /> 6. Both properties meet the minimum lot width standard of 100 feet for the <br /> Shoreline Residential zone, each being 100 feet wide. <br /> 7. Rezoning to Shoreline Residential would be compatible with the surrounding <br /> zoning classifications as the adjoining properties to the west and east are also <br /> Shoreline Residential and the property to the north of the road is Shoreline <br /> Commercial. <br /> 8. Rezoning these properties entirely to Shoreline Residential would not constitute a <br /> down-zoning as these properties were previously zoned Residential with similar <br /> provisions governing their use. <br /> All members voted"aye". Motion carried. <br /> APPLICANT: City of Pequot Lakes <br /> Applicant requests to rezone from Rural Residential to Rural Residential. John <br /> Johnson,property owner, Parcel No.: 290361402C00009. <br /> Applicant was not present. Mr. Marohn explained the Staff Report. This parcel is within <br /> the Wilderness Point plat. Staff indicated that the Open Space will need to be rezoned at <br /> a future date in the Wilderness Point Plat. <br /> A motion was made by John Derksen, seconded by Roger Varilek,to recommend <br /> rezoning this parcel to Shoreline Commercial,based on the following Findings of Fact: <br /> 1. The rezoning to Rural Residential is consistent with the City's Comprehensive <br /> Plan, which indicates that Rural Residential areas contain development patterns <br /> that are low-density residential, not served by municipal utilities, and containing <br /> limited demand for accessibility and new roads. <br /> 2. Neither the rezoning to Rural Residential nor to Shoreline is not consistent with <br /> the City's Future Land Use Map, which designates this area as future Forest <br /> Preservation. <br /> 3. The proposed rezoning to Rural Residential meets the compatibility requirements <br /> in that the property is established near Shoreline Residential uses.
