4. The rezoning to Shoreline Commercial is consistent with the City's <br /> `- Comprehensive Plan, which contains the goal of maintaining private resorts and <br /> facilities for public recreational use (p. 65). <br /> 5. The property does not meet the minimum lot size of 5 acres for the Rural <br /> Residential zone, being just under one acre in size. <br /> 6. The property was recently purchased by the adjacent Wilderness Point Resort, <br /> with the intent of combining the property with the resort. <br /> 7. The property, on its own, does not meet the minimum buildable lot size of 2.5 <br /> acres for the Shoreline Commercial district, but combined with the surrounding <br /> resort properties to which it is planned to join, the resort parcel as a whole <br /> exceeds this lot size requirement. <br /> 8. The property, on its own, does not meet the minimum shoreline width <br /> requirements, but in combination with the existing resort parcel, the resort as a <br /> whole far exceeds the minimum shoreline width of 300 feet. <br /> 9. Rezoning this property to Shoreline Commercial would not constitute a down- <br /> zoning as this property was zoned Rural Residential under the previous <br /> Ordinance. <br /> All members voted"aye". Motion carried. <br /> Staff was directed to research file to see if structures were to have full basements. The <br /> buildings do look nice. <br /> APPLICANT: City of Pequot Lakes <br /> Applicant requests to rezone from Public to Shoreline Residential. City of Pequot <br /> Lakes,property owner,Parcel No.: 2911000000A0009 and 2911000000110009. <br /> Mr. Marohn explained the Staff Report. <br /> A motion was made by Dean Williams, seconded by Tom Adams, to recommend <br /> rezoning these parcels to Recreation,based on the following Findings of Fact: <br /> 1. The rezoning to Shoreline Residential is not consistent with the City's <br /> Comprehensive Plan or Future Land Use Map, which designates this property as a <br /> Open Space and states that Shoreline Residential areas have a pattern of <br /> development that is residential in character adjacent to shoreline. These properties <br /> are not developed residentially,but rather are intended for recreation uses. <br /> 2. The rezoning to Recreation is consistent with the City's Comprehensive Plan, <br /> which states that areas of existing and potential parks, trails, public access points, <br /> and natural areas of varying size and function should be future Recreational areas. <br /> 3. The rezoning to Recreation is not consistent with the City's Future Land Use <br /> Map, which designates these properties as Open Space.
