7. The proposed use would not conform to the Comprehensive Plan. <br /> i. The proposed use does not provide the employment opportunities <br /> envisioned in the Comprehensive Plan(page 35). <br /> ii. The proposed use would not be consistent with the character of the <br /> community, as stated in the Comprehensive Plan(page 40). <br /> 8. The use is not compatible with the existing neighborhood. This is a highway <br /> commercial property. The proposed use would not create business opportunities <br /> at this property or at increase commerce on neighboring properties within the City <br /> of Pequot Lakes. <br /> 9. The conditional use will impede the orderly development of surrounding vacant <br /> properties. The establishment of this type of a use, where there is no principle <br /> use, significant investment or commercial transactions on the property, will <br /> potentially discourage others from investing in neighboring properties. <br /> 10. The development of the property as proposed will increase the public cost for <br /> services. The City anticipates an increase in the commercial tax base from the <br /> ultimate development of the property. While the proposed structure would <br /> provide some increase, it is far less than that which would be provided by a <br /> functional principle use. <br /> All members voted"aye". Motion carried. <br /> Staff was directed to suggest to the applicant when informing him of the denial that there <br /> are three auto dealerships within Pequot Lakes and he may be able to work with one of <br /> them on consignment. <br /> APPLICANT: City of Pequot Lakes. <br /> Applicant requests an Ordinance Amendment to allow signs in City Parks. <br /> Mr. Marohn explained the Staff Report. There was no public comment. There would be <br /> no size limitation on these signs. <br /> A motion was made by Tom Adams, seconded by John Derksen, to recommend the <br /> Ordinance Amendment. All members voted"aye". Motion carried. <br /> Mr. Woog closed the public hearings. <br /> ADDITIONS OR DELETIONS TO THE AGENDA: <br /> ADD: New Business <br /> 9. b.
