Most <br /> applicants would have submitted stormwater calculations and elevations. <br /> Councilman Nagel stated that parking on the east side of the building is a problem. Mr. <br /> Laudenbach stated that the parking challenges will remain until the convenience store and <br /> restaurant are removed in a possible Phase Two of the project. Striping and/or signage <br /> could help with the parking issues. <br /> Mr. Laudenbach stated he hopes someone will want to move into the former Fast Cash <br /> building with the increased traffic from the Dairy Queen. <br /> Mr. Woog offered the following as a recap: <br /> 1. Manage stormwater on site, indicate on a plan to address the impervious coverage <br /> overage; <br /> 2. Landscape plan—indicate shrubs or trees and their location; <br /> 3. Pedestrian space—identify on plan where located; patio, sidewalks, etc. <br /> 4. Lighting plan—identify what is there to be sure that it conforms. <br /> Mr. Woog brought up the reader board and stated that the gas price sign isn't technically <br /> legal in Pequot Lakes. Other businesses in town have not been allowed to have them. <br /> We do not allow electronic signs; they have not been allowed in the past. This came <br /> from the Comprehensive Plan. <br /> Mr. Hallan presented the following calculations for stormwater retention: The area to the <br /> west is approximately 50' X 180'. They would need a 2,000 cubic foot retention basin <br /> with a 1:5 slope. They have adequate area for a retention basin. They could go to 90% <br /> impervious in the future if tied in with the City stormwater. The addition shall drain to <br /> the west. There will be no gutters. <br /> Mr. Laudenbach stated the entire area may not be available due to a potential easement. <br /> The Planning Commission advised that the dumpster pad could not be put in that <br /> retention area. <br /> A Landscape Plan shall indicate what they will plant and where it will be situated on the <br /> property. Patio should be incorporated also. <br /> A Lighting Plan is needed because lights are being added. There shall be no increase of <br /> candle light at the perimeter. <br /> Their plan for the reader board is to have a 30 second rotation with one other sign. Mr. <br /> Marohn stated that in administering the Code over the past several years requests for <br /> these types of signs have been turned down. The Code would need to be changed.
