Mr. Walberg was in attendance. Bittner explained the Planning Commission approval in <br /> �. July, 2011 and that Mr. Walberg has indicated his plans for repair, storage and salvage on <br /> a site plan. <br /> Mr. Walberg clarified what is taking place. He is not doing auto salvage; he has had 2 <br /> cars in 6 months to salvage. He was being thorough. He doesn't plan to do any repair <br /> work to customer autos;just the cars that are for sale, only his cars. He is not advertising <br /> to do auto repair. He will do simple things that don't involve oil. He is not set up to do <br /> that and does not wish to do that type of work. <br /> Mr. Adams asked if preparing vehicles for sale change the use. Mr. Marohn stated the <br /> Planning Commission tried to be accommodating to allow the retail use. The question is <br /> whether it still fits the narrow definition or do we need to go through the CUP process. <br /> Mr. Walberg stated he should have brought it to the Planning Commissions attention, but <br /> he assumed they would have known he would be fixing cars for sale;that is standard <br /> operating procedures. <br /> The drawing was supplied by Mr. Walberg. He decided not to break down any autos; <br /> there is no monetary advantage to do it himself. He just wants to have a few in the back <br /> to repair. <br /> Mr. Marohn stated it was Staff's recommendation earlier to do a CUP. The property <br /> owner would need to sign the application. A survey would not be required,just a site <br /> plan. A CUP defines what activities will and will not take place. <br /> Mr. Walberg stated a CUP adds costs and as a new business, didn't want to do that. Mr. <br /> Walberg also stated that he did not realize earlier that he would need to do repair work; <br /> he was not yet a car salesman when he spoke with the Planning Commission in 2011. <br /> Mr. Walberg suggested limiting the number of cars in the rear for repair. He would like <br /> 15 in the front for sale and a few in back. The cars in the back are not for sale; they have <br /> issues. They would be stored until they were fixed. He is not dealing with any fluids. <br /> He could not supply the average number of days cars remain in the back. <br /> A motion was made by Tom Adams, seconded by Bill Habein,to continue with the <br /> current program and limit the number of cars in the repair booth to three; 18 total vehicles <br /> on the lot. Motion carried. Cheri Seils abstained and Chairman Pederson did not vote. <br /> b. Fence Discussion <br /> Bittner explained she had received a request for a 6 foot fence where only 60 inch fences <br /> are allowed.
