Entry is also authorized for maintenance purposes under Sections 9 and 13 and for <br /> enforcement purposes under Section 14. <br /> SECTION 8 <br /> ARCHITECTURAL STANDARDS <br /> 8.1 Restrictions on Alterations. One of the purposes of this Declaration is to <br /> ensure that the Units be kept architecturally attractive and uniform in appearance. <br /> Therefore, the following restrictions and requirements shall apply to alterations on the <br /> Property: <br /> a. Except as expressly provided in this Section 8, no structure, building, <br /> addition, deck, patio, fence, wall, enclosure, window, door, antenna or <br /> other type of sending or receiving apparatus, sign, display, decoration, <br /> color change, shrubbery, material topographical or landscaping change, <br /> nor any other improvements to or alteration of any part of a Unit <br /> (collectively referred to as "alterations"), shall be commenced, erected or <br /> maintained, unless and until the plans and specifications showing the <br /> nature, kind, shape, height, color, materials and locations of the alterations <br /> shall have been approved in writing by the Board or a committee <br /> appointed by it. Notwithstanding the foregoing, Declarant's written <br /> consent shall also be required for alterations until the expiration of the <br /> Declarant control period under Section 17.5. This provision shall also --1 <br /> apply to any interior alterations to all Units. <br /> b. The Board may appoint, supervise and establish an architectural <br /> committee, and specifically delegate to it part or all of the functions which <br /> the Board exercises under this Section 8, in which case the references to <br /> the Board shall refer to the architectural committee where appropriate. <br /> The architectural committee shall be subject to the supervision of the <br /> Board. <br /> C. The Board shall establish the criteria for approval of alterations, which <br /> shall include and require, at a minimum: <br /> (1) substantial uniformity of color, size, location, type and design in <br /> relation to existing Units, <br /> (2) comparable or better quality of materials as used in existing Units, <br /> (3) ease of maintenance and repair, <br /> (4) adequate protection of the Property, the Association, Owners and <br /> Occupants from liability and liens arising out of the proposed <br /> alterations, <br /> (5) substantial preservation of other Owners' sight lines, if material, and '1 <br /> 14 <br />
