the Governing Documents and the Act. Any failure of the sublessee to comply with the <br /> terms of those documents shall be a default under the sublease. The Association may <br /> impose such reasonable Rules as may be necessary to implement procedures for the - - <br /> subleasing of Units, consistent with this Section. <br /> 3. [Reserved] <br /> 4. Parking and Storage. Parking areas on the Property shall be used only for <br /> parking of vehicles owned or leased by Members and employees and their customers or <br /> clients, and such other incidental uses as may be authorized in writing by the <br /> Association. Members may park the vehicle or vehicles within areas of the Property <br /> designated by the Board. Notwithstanding the foregoing, all trailers and other vehicles <br /> and equipment shall be parked only in certain areas on the Common Elements as <br /> designated by the Board. The use of roads and parking areas on the Property, and the <br /> types of vehicles and personal property permitted thereon, shall be subject to regulation <br /> by the Association, including without limitation the right of the Association to tow illegally <br /> parked vehicles and to remove unauthorized vehicles, equipment and other personal <br /> property. <br /> 5. Signs. No signs or displays, advertising a Unit for sale or otherwise, shall <br /> be placed on the Property, except in sizes and locations authorized by the Board. <br /> 6. Quiet Enioyment; Interference Prohibited. All Members, business owners, <br /> their customers and clients shall have a right of quiet enjoyment in their respective <br /> Units. The Property shall be occupied and used in such a manner as will not cause a <br /> nuisance, nor unduly restrict, interfere with or impede the use and quiet enjoyment of <br /> the Property by other Members and occupants and their quests. <br /> 7. Compliance with Law. No use shall be made of the Property which would <br /> violate any then existing municipal codes or ordinances, or state or federal laws, nor <br /> shall any act or use be permitted which could cause waste to the Property, cause a <br /> material increase in insurance rates on the Property, or otherwise cause any unusual <br /> liability, health or safety risk, or expense, for the Association or any Member or <br /> occupant. <br /> 8. Architectural Changes. No exterior additions, fences, outbuildings, animal <br /> enclosures or other structures of any type shall be made within the boundaries of any <br /> Unit, exterior or interior, or anywhere else on the Property without the prior written <br /> approval of the Declarant and the Board, and the approval of any applicable <br /> governmental authorities. No rebuilding shall occur without the written approval of the <br /> Board, and the applicable governmental authorities, if required. <br /> 9. Trees and Vegetation. Trees and vegetation located on the Property shall <br /> be maintained in substantially the same condition as at the time of formation of the <br /> Association, subject only to changes authorized by the Association consistent with <br /> applicable law and regulations.
