The subject property is accessed via Highway 371. The existing access will be utilized for <br /> the proposed business. There are no additional accesses to Highway 371 being proposed. <br /> The west and north sides of the subject property meet the screening requirements of the <br /> ordinance. The applicant has not submitted a vegetation plan for the subject property. <br /> The computer repair business on the subject property is run and operated by the <br /> applicant. There are no employees of the business and there are no retail sales of <br /> computers or computer equipment. The applicant has indicated the computer repair <br /> business in ancillary to the used car sales business. The applicant does not intent to <br /> expand the computer repair business in the future. <br /> Applicable Regulations: <br /> Section 17-3.2. DEFINITIONS <br /> 2. Abandoned Motor Vehicle. A motor vehicle as defined in Minnesota Statutes <br /> Chapter 169.01, as amended, that (a) has remained on public property in an inoperable <br /> condition for more than 48 hours, or (b) has remained on private property for more than <br /> 48 hours without the permission of the owner, or(c) has remained on private property for <br /> more than thirty days and is inoperable or is unlicensed unless kept in a garage or other <br /> storage structure. See Chapter 3, Article 8. <br /> Section 17-5.10 COMMERCIAL (C) <br /> `-' Setback, right of way, County or State road, feet, 30 <br /> minimum <br /> Setback,parking from lot line—feet, minimum 10 <br /> Impervious surface—percent, maximum 25% <br /> 4. Percentages shall be <br /> determined by amount of structure that can be seen during leaf-on <br /> conditions.
