The subject property is approximately nine acres. The west six acres of the subject property is zoned "Shoreline Residential' and the east three acres of the property is zoned "Commercial." The conditional use permit request is for the commercially zoned property only. The subject property contains an office building, pole building and a "log building." The property also contains a conforming private sewer system and a well. The applicant will conduct automotive repair work, oil changes and detailing of vehicles on only vehicles that are for sale or are going to be for sale on the property. There will be no automotive repair work or maintenance performed on vehicles that are not owned by the business/business owner. The property owner has indicated that he has no intention to obtain State of Minnesota licensing to work on "customer"vehicles. The applicant has not indicated how many vehicles will be onsite at any given time. The hours of operation for the proposed business are Monday- Thursday from 10 AM to 6 PM (occasionally open on Fridays with weekday hours), Saturday 10 AM to noon.
