handicapped, have small children or are elderly, the golf carts provide necessary
transportation.
7. Lodge.
A. Building Height. Attached to this Supplemental Submittal is a drawing showing the
building's height in relation to existing grades which demonstrates the building height complies with
the terms of the City's ordinance. The Applicant has made no alterations to the grades shown on the
site plan and the attached drawing since its acquisition of the property. The old lodge and the
maintenance building(which are to be demolished)were constructed many years ago.
B. Building Location. The black and white site plan which is a part of this Supplemental
Submittal shows the location of the new Lodge in relationship to the existing lodge and maintenance
building (which are shaded in grey). The new Lodge is considerably further away from the shoreline
and is totally in Tier Two. No pine tree removal will occur between the shoreline and the front of
the Lodge with the exception of one dead pine adjacent to the west side of the maintenance building.
Stakes with orange flags marking the new lodge footprint have been placed and are clearly visible for
viewing by Planning Commission members and City staff.
C. Building Description. The proposed new twelve unit lodge is a three story structure
with a 7255 square foot footprint on the first level with two 2-bedroom units and two 3-bedroom
units. The second level of the lodge has a floor plan identical to the first level (two 2-bedroom units
and two 3-bedroom units) with the exception of the addition of a 2500 square foot lobby reception
area for check-ins and a gathering room for guests and unit owners and serving continental breakfast.
The third level of the lodge contains four three-bedroom units. Development of the new lodge will
help pay resort infrastructure costs including septic and waterlines which will serve not only the
lodge but all of the other units on the point as well).
6
