Mr. Burslie stated that the city would require the following if Mr. Peterson moves <br /> forward with the development: <br /> • Survey including the wetlands and bluffs to determine the buildable area, <br /> • Preliminary and Final Plat, <br /> • Planned Unit Development would be applied at the same time as Plat, <br /> • If adding the parcel to the east to add buildable,there would have to be a rezone <br /> on that parcel to match the current parcel, <br /> Discussion ensued regarding the topography of the parcel, rezoning and consolidating <br /> parcels, platting the property and a planned unit development, survey with wetland <br /> delineation,buildable area, dwelling unit density,site suitability for septic systems, and <br /> a road plan. <br /> 5.3 Sketch Plan Review—Wilderness Resort <br /> Mr. Mark Ronnei, representative for Wilderness Resort,gave an overview of what the <br /> plan is for the property: <br /> • Replat property <br /> • Remove and rebuild in Tract A(see new plan)with separate septic system for the <br /> woo — 150o sq ft units <br /> • Proposed a central parking area in Tract A <br /> • Keep historic cabin on the point and the storage building at the beach/boat <br /> landing area <br /> • Proposed an easement/severance agreement with current HOA for common <br /> areas that will be going away with this proposal <br /> • New owners for this parcel <br /> • Current HOA will establish a new septic plan and storm water plan <br /> • The original intent of the Resort will be reestablished by all units and they will be <br /> in a rental pool <br /> • Wells will be shared with multi-units,they are working with MN Dept of Health <br /> for requirements <br /> 5.4 Accessory Structure Building Height in Shoreline Residential Zone <br /> Mr. Burslie explained that the current ordinance states that maximum accessory <br /> building height is 13 feet without guest quarters and 25 feet with guest quarters. Mr. <br /> Burslie stated that we have had at least one inquiry or more regarding the building <br /> height in residential zones.
