3. The south property is 4.2 acres and is zoned "Rural Residential." The property <br /> contains a single-family dwelling. <br /> 4. The proposed area to be split from the north parcel and attached to the south parcel <br /> is non-riparian and is 18o ft wide. The area does not contain any structures. <br /> 5. The subject properties are zoned Shoreline Residential Sibley Lake (General <br /> Development)and Rural Residential. <br /> 6. The lot widths of the proposed parcels meet the minimum requirements of the <br /> Shoreline Residential and Urban Residential Zones (see condition #1.) <br /> 7. The proposed lot configuration meets the minimum buildable area requirements. <br /> 8. The property is suitable in its natural state for the intended purpose and this lot <br /> split would not be harmful to the health, safety,or welfare of future residents or of <br /> the community. <br /> 9. The applicant is not proposing any provisions for water-based recreation. <br /> io.The proposed lot layout meets the requirements of the ordinance. <br /> 11. Each of the proposed parcels has at least 33-feet of frontage on public right-of-way. <br /> 12.The subject property meets the requirements of the code for stormwater <br /> management. <br /> 13. There are no public streets proposed within the development. <br /> Condition of approval: <br /> 1. "Proposed Parcel A"must be consolidated with the property located at 6206 N <br /> Sluetter Road(PIN 29220521) concurrently with recording of the property <br /> transfer. <br /> All members voted"aye". Motion carried 6-o. <br /> 5.2 Metes and Bounds Subdivision Extension —Tom Peterson <br /> Mr. Burslie explained the staff report. <br /> Mr. Peterson was asked how much time he would need to record the subdivision,which <br /> he responded six months would be sufficient. <br /> A motion was made by Planning Commission Member Johnson, seconded <br /> by Planning Commission Member Gonczy,to extend the Metes and Bounds <br /> Subdivision for a six-month period ending February 28, 2024.All members <br /> voted"aye". Motion carried 6-o. <br /> 5.2 Sketch Plan Review—Tom Peterson <br /> Mr. Peterson would like to see duplex housing development on the property. Most of the <br /> property is wetland. He stated that he spoke with the DNR regarding wetland credits. <br /> Mr. Peterson inquired if his parcel to the east of this parcel could be included and <br /> rezoned to allow a larger buildable area.
