In conjunction with final plat
approval there is a public hearing scheduled before the City Council to consider vacating a portion
of High Pine Street within the plat of Mettler Point in addition to vacating an extension of High
Pine Street located in Government Lot 2 and Government Lot 3. There should be information in
your council packet as well as a sketch drawing identifying the location of the road/street that is
proposed to be vacated as well as the ingress/egress easement proposed to replace the vacated
roadway.
What I refer to as the extension of High Pine Street is a sixty-six (66) foot roadway that was
previously conveyed to the City of Pequot Lakes in 2005 in connection with a metes and bounds
lot split with the Wilderness Resort Villas Developer. The Staff Report from Charles Marohn
indicates that the sixty-six (66) foot roadway acquired by the City of Pequot Lakes in 2005 is
creating an issue with an encroachment on the proposed fmal plat. The sixty-six (66) foot
roadway parcel acquired by the City in 2005 abuts a platted street entitled High Pine Street but
does not currently provide access to adjacent property owners because there is no existing road.
The affected property owners access their property through Wilderness Resort however there is
no easement of record for said access.
The proposed solution is for the City to convey the sixty-six (66) foot parcel acquired in 2005
back to Wilderness Resort Villas, LLC in exchange for the Wilderness Resort Villas, LLC
providing an easement for ingress and egress through the amended and supplemental plat, which
easement would provide access to those property owners whose lots adjoin the sixty-six(66) foot
roadway parcel currently owned by the City. Since the sixty-six (66) foot roadway parcel was
