Dawn Bittner
From: Blesener <jandjblesener@gmail.com>
Sent: Thursday, November 19, 2020 10:32 AM
To: Dawn Bittner
Cc: gregg gerhartz
Subject: Proposed Amendments:Water Oriented Accessory Buildings and Guest Cottages
Hi Dawn:
Sorry for the late response, but these finro issues just came to our attention yesterday. Our comments
are below.
Water Oriented Accessory Structure
We disagree with this proposed amendment. Accessory buildings should meet the same setbacks
required for a primary dwelling. Otherwise accessory buildings could be sitting befinreen the dwelling
and the lake, could be too visible from the lake and neighbor's views could be obstructed.
Guest Cottages and Guest Quarters:
We agree that these should both be allowed, but with some revisions to the proposed amendment
language:
• Reduce the required lot width from 180 feet to 100 feet. Large lots may not be 180' wide
at the building setback line but may have substantial land behind that line, and a guest cottage
could be constructed behind the primary dwelling.
• Guest cottages/quarters should meet the same OHW and side yard setbacks as required
of a primary dwelling
• Only 1 (one) guest cottage or guest quarter per lot
• The amendment should clarify that the 700 SF allowed for a guest cottage or guest
quarter does not impact the 1250 SF currently allowed for an accessory building (typically a
garage) on any lot. A guest cottage could be a third separate structure on the lot, while guest
quarters could increase the size of an accessory building from 1250 SF to 1950 SF.
Thank you for the opportunity to comment.
Jann and Jack Blesener
West Twin Lake
Pequot Lakes, MN
i
