He asked if the EDC is open <br /> to this concept and should we ask BLAEDC to pursue this? <br /> Commissioner Rieck stated she prefers the larger business concept. <br /> Chair Jurchen stated the northem parcels may be suitable for a large <br /> business and it would be next to Light Industrial uses in the Business <br /> Park. Mr. Conner stated those parcels combined are approximately 10 <br /> acres in size. <br /> Commissioner Lindholm pointed out earlier discussions included <br /> commercial or industrial uses on the finro northem parcels with ballfields on <br /> the southem parcel. Due to the elevation of the site, the commercial or <br /> industrial uses would connect to municipal water and wastewater while the <br /> recreational uses on the southem parcel would be on a well and septic <br /> system. Ballfields would be more conducive on the southem parcel. Mr. <br /> Conner stated a lift station would be needed if wastewater was extended <br /> to the southem parcel. Mr. Lindholm also pointed out most people <br /> wouldn't walk to the ballfields if they were in the northern portion. <br /> Council Member Pederson stated that green space is attractive. Mr. <br /> Burslie stated there are screening and impervious coverage requirements <br /> in the City Code. A conservation design is available where development <br /> is clustered. <br /> When asked, Mike Loven stated he would prefer a design that did not <br /> include cul-de-sacs. <br /> Chair Jurchen asked that Planning and Zoning provide flexibility when <br /> rezoning these parcels. Mr. Burslie suggested creating a new <br /> classification such as a mixed use classfication. He reminded the EDC <br /> that you don't want to mix industrial uses with commercial uses. The City <br /> can control the type of uses allowed. <br /> Discussion ensued whether a hotel or restaurant is suitable for this area. <br /> Restaurants and pedestrian traffic should be in the downtown business <br /> district. It was the consensus of the EDC that this is not the location for a <br /> hotel or restaurant. <br /> Chair Jurchen stated the concept should be shared with the Council and <br /> Planning Commission and the possible mixed use zoning. BLAEDC can <br /> share the concept with the potential business prospect. <br />
