Vice-Chair Hallan asked if Conditional Use Permits need to be renewed. Mr. Burslie <br /> stated Conditional Use Permits are valid indefinitely unless work ceases for i8o days or <br /> more. <br /> A motion was made by Planning Commission Member Habein, seconded by <br /> Planning Commission Member Wilson,to approve the Conditional Use <br /> Permit to Operate a Printing Business in the Downtown Mixed Use District, <br /> based on the following i5 Findings of Fact and 2 Conditions,with Condition <br /> Number i to include a combination of 5 vehicles,trucks,trailers, etc. <br /> 1. The conditional use permit request is to allow a printing business in the <br /> Downtown Mixed Use zone. <br /> 2. The subject property is a conforming parcel. The property contains a single story <br /> structure. <br /> 3. The property is served by municipal water and wastewater. <br /> 4. The subject property contains adequate parking space. <br /> 5. The proposed"use"is considered"Commercial Use(Other, Not Classified)" and <br /> requires a conditional use permit. <br /> 6. Signage will be applied for under separate La.nd Use Permit meeting Section ��- <br /> �.i of the City Code. <br /> �. The proposed use,with conditions,canforms to the Comprehensive Plan. <br /> 8. The adjacent property is zoned Downtown Mixed Use. <br /> 9. The proposed use is compatible with the egisting neighborhood. <br /> io.The proposed use,with conditions,will not be injurious to the public health, <br /> safety,welfare,decency,order, comfort,convenience, appearance or prosperity of <br /> the City. <br /> ii. The conditional use,with canditions,will not be injurious to the use and <br /> enjoyment of other praperty in the immediate vicinity of the subject property. <br /> �2.The subject property is accessed via Front Street. There will not be a significant <br /> increase in traffic on either street due to the proposed use. The public cost for <br /> facilities and services for the proposed development will not be detrimental to the <br /> economic welfare of the community. <br /> �3.The proposed use will not generate any offensive odor,fumes, dust, noise or <br /> vibrations that will be a nuisance to neighboring properties. <br /> �4. The proposed use will not destroy any natural or scenic features. There are no <br /> known historical features of major significance on the subject properry. <br /> �5. The proposed use,with conditions,will promote the prevention and control of <br /> ground and surface waters. <br /> And subject to the following Conditions: <br /> 1. Applicant shall have no more than a combination of 5 vehicles,trucks,trailers, <br /> etc. parked outside while having work performed thereon. <br /> 2.
