Based on the Schematic Design developed from meeting with Core <br /> Team members, our understanding of the facility is as follows: <br /> • The new site will be located immediately south of Derksen Road between the west Right-of-Way(R/W)line of <br /> the new 4-lane Highway 371 and the east R/W line of Morehouse Drive extended south (in the northern <br /> portion of the City's old wastewater spray irrigation field). <br /> • The intersection of Morehouse Drive and Derksen Road includes a City sanitary sewer manhole and a dead- <br /> end City watermain.These will provide connection points for sanitary sewer and water service lines to the <br /> new site. <br /> • Site planning to include a maintenance building (with office), a fabric dome salt storage shelter and a <br /> stormwater infiltration area.The layout is to consider future building expansions, an unconditioned storage <br /> building and buffering to adjoining parcels. <br /> • Maintenance building construction to be a timber post column structure with metal roof and wall panels as <br /> well as in-floor heat and a fire sprinkler system. <br /> • Maintenance building spaces shall include an open garage area for truck and equipment parking and an <br /> attached office area with two offices, restroom, a utility room, and a multi-purpose room which includes a <br /> small kitchenette. <br /> • The garage area will include two(2)overhead doors(one for entering and one for exiting)and a trench drain. <br /> Based on the above listed information,we propose the following scope of services: <br /> Design Development: <br /> • Kick-off meeting with City personnel and WSN Architectural and Engineering staff to discuss site layout as <br /> well as more detail on the type of mechanical and electrical systems for the facility. <br /> • Provide site survey. <br /> • Further develop the Schematic Design site and building floor plans to incorporate code and ordinance <br /> requirements as well as maintenance department vehicle and equipment turning movements and traffic <br /> circulation patterns. <br /> • One design review meeting with the City. <br /> • Refine design to reflect input from our review meeting. <br /> • Refine probable construction costs for your overall project planning. <br /> • At the conclusion of the Design Development phase, we will provide a site plan,floor plan, exterior building <br /> elevations, building sections, preliminary mechanical&electrical plans, outline specifications along with <br /> probable construction costs. <br /> Fngmecrmg Architecture Surveying Environmental <br />
