Board of Review Meeting <br /> May 10, 2007 <br /> Page 2 <br /> Mr. Smith questioned why his market value increased so drastically. <br /> Assessor Darrel Olson noted that adjustments were made due to an error <br /> in market value the previous year. No change. <br /> 3. Roger Langenbau <br /> Mr. Langenbau noted that he has had two parcels of land for sale for over <br /> a year. He noted that the highway issue is the reason the land is not <br /> selling. He also noted that there are issues with the parcels including <br /> swamp land and an odd shape which makes it hard to meet setbacks on <br /> the property. He stated that the property is listed at $525,000 and <br /> assessed at $600,000. <br /> COUNCIL MEMBER RYAN MOVED TO LOWER THE MARKET VALUE <br /> TO $500,000. COUNCIL MEMBER NAGEL SECONDED THE MOTION. <br /> MOTION CARRIED 4-0. <br /> 4. Joi Brandt <br /> Ms. Brandt noted that there have been many sales below the assessed <br /> market value in the downtown area. She stated that this is due to the poor <br /> business environment in the community. She requested to reduce the <br /> market value to $360,000. Council Member Ryan noted that there is a <br /> unique situation within the highway corridor and it is affecting business <br /> and property values. <br /> COUNCIL MEMBER RYAN MOVED TO LEAVE THE MARKET VALUE <br /> THE SAME AS 2006 WITH NO INCREASE IN 2007 BASED ON THE <br /> CURRENT RETAIL CLIMATE AND THE VACANCIES IN THE <br /> ADJACENT BUILDING. <br /> MOTION FAILED DUE TO LACK OF A SECOND. <br /> No action taken. <br /> 5. Gerald Calhoun <br /> Mr. Calhoun noted that he is adjacent to property that is an eye-sore and <br /> looks run down. He also noted that a large portion of his property is <br /> wetland and unusable. He indicated that he felt his market value was too <br /> high. It was the consensus of the Council not to reduce the value of the <br /> structure due to the neighboring property. The Council felt that the <br /> neighboring property was not in violation of any City ordinance. <br />
