Board of Review Meeting May 10, 2007 Page 2 Mr. Smith questioned why his market value increased so drastically. Assessor Darrel Olson noted that adjustments were made due to an error in market value the previous year. No change. 3. Roger Langenbau Mr. Langenbau noted that he has had two parcels of land for sale for over a year. He noted that the highway issue is the reason the land is not selling. He also noted that there are issues with the parcels including swamp land and an odd shape which makes it hard to meet setbacks on the property. He stated that the property is listed at $525,000 and assessed at $600,000. COUNCIL MEMBER RYAN MOVED TO LOWER THE MARKET VALUE TO $500,000. COUNCIL MEMBER NAGEL SECONDED THE MOTION. MOTION CARRIED 4-0. 4. Joi Brandt Ms. Brandt noted that there have been many sales below the assessed market value in the downtown area. She stated that this is due to the poor business environment in the community. She requested to reduce the market value to $360,000. Council Member Ryan noted that there is a unique situation within the highway corridor and it is affecting business and property values. COUNCIL MEMBER RYAN MOVED TO LEAVE THE MARKET VALUE THE SAME AS 2006 WITH NO INCREASE IN 2007 BASED ON THE CURRENT RETAIL CLIMATE AND THE VACANCIES IN THE ADJACENT BUILDING. MOTION FAILED DUE TO LACK OF A SECOND. No action taken. 5. Gerald Calhoun Mr. Calhoun noted that he is adjacent to property that is an eye-sore and looks run down. He also noted that a large portion of his property is wetland and unusable. He indicated that he felt his market value was too high. It was the consensus of the Council not to reduce the value of the structure due to the neighboring property. The Council felt that the neighboring property was not in violation of any City ordinance.
