At this <br />� time, they are forwarding you their recommendation for the application which will be <br />reviewed at the specially scheduled City Council Meeting on May 23. <br />� <br />i. Final Plat of Wilderness Resort Villas, Second Amended. The subject <br />property is zoned Waterfront Commercial and Open Space. The proposed subdivision <br />will create a total of 6o commercial shoreline dwelling units (from 45 units approved in <br />the original plat) plus 46 lots dedicated for accessory structures, one outlot and one <br />common remnant lot. None of the proposed lots will require a variance for development <br />based on the conditions of the PUD approval. The proposed subdivision will be accessed <br />from a public roadway. The proposed development includes several private roads, which <br />would be maintained by the resort association. The proposed properties will be served by <br />a clustered sewage treatment system. <br />At the meeting, the timeline for the implementation of the vegetative enhancement plan <br />was discussed. It was ultimately decided, as part of the motion for the recommendation <br />to the City Council that "the applicant will implement the vegetative plan as units or <br />areas are constructed over the next couple of years." <br />The Planning Commission is recommending that the City Council approue the Second <br />Amended final plat of Wilderness Resort Villas based on the following findings of fact: <br />i. The applicant has complied with all of the conditions upon which <br />preliminary approval is eapressly conditioned. Specifically, in <br />reference to the Conditional Use Permit approval of August i8, 2oio, <br />we find the following: <br />a.
