Page 2
Proposal for Trailside Park Seasonal Restroom Facility WIDSETH
City of Pequot Lakes I. i SMITH
, NOLTING
o Design Review Meeting:
• We will meet with a city representative to review the drawings and gather
comments and modifications.
o Based on the information gathered at the design review meeting, drawings and
specifications would be prepared with sufficient detail to allow for submittal to the
State and for public bids to be obtained.
• Architectural drawings include: floor plan with door and finish schedules,
reflected ceiling plan, roof plan, exterior elevations (4), building/wall section,
interior elevations (4)and details.
• Structural drawings include: footing/foundation and framing plans, details and
construction notes. (Structural info may be incorporated on Architectural
drawings for efficiency)
• Mechanical drawings include: plumbing and ventilation plans, riser diagrams,
equipment schedules and details.
• Electrical drawings include: power and lighting plans, fixture and equipment
schedules.
• Mechanical, Electrical and Civil will have a combined site plan showing utility
routing into the building, metering locations, site lighting (if needed), etc.
o We will submit the drawings to the Minnesota Department of Labor and Industry—
Construction Codes and Licensing Division - Plumbing Plan Review and Inspection
Unit to obtain the plumbing permit(public restroom plumbing drawings are required
to be submitted by a master plumber or licensed engineer).
o During the bidding phase, WSN will address questions from bidders and issue any
addenda to provide clarification. WSN will also assist in the bid opening and the
issuing of contracts to the successful bidder.
We propose to perform the above tasks on an hourly basis, for an estimated fee of$10,600.
Services that need to be performed in addition to the tasks listed above will be reviewed with the
City staff or Council and charged in accordance with our attached fee schedule.
Items not included in our Proposed Services:
o Owner will pay the cost of permits.
o Probable construction cost estimating (Note: WSN Architecture, Structural,
Mechanical, Electrical and Civil Engineering can do estimating if desired.)
o Construction Administration—Our fees for Design Services do not include
Construction Administration services beyond those necessary to initiate construction
contracts. Because the construction-phase services required could vary depending
on the construction contractor(s) and the needs of the City, we propose to provide
these services on an hourly basis to be negotiated once the level of services desired
during construction is determined by the City. These services could include shop
drawing review, processing contractor pay applications, addressing contractor
questions, providing periodic on-site observations to verify quality of construction,
and a substantial completion walk-through.
N:\Marketing Dept\Proposalsl.Letter Proposals\2015 Letter Proposals\Pequot Lakes-Park Restroom Facility-20150303.doc
