WSN appreciates the opportunity to assist in developing
the bid documents required to allow the City to obtain public bids and a plumbing permit from
the State of Minnesota for construction.
Based on the input during our meeting on January 21St with Mike Loven and Dave Sjoblad, City
of Pequot Lakes, the following is our understanding of the design parameters:
o The new seasonal public restroom will be located towards the North end of the park
near the area with the new playground equipment. (Final location to be determined
by the City during the design process.)
o The desire is to have one (1)toilet fixture and one (1)sink(plus accessories,
including grab bars, paper towel dispensers, etc.)in both the men's and women's
sides. (Fixture count dependent on code review findings.)
o The facility will not have showers or drinking fountains.
o Existing utilities (water, sewer, electrical)are currently available at the site. Running
in new services or upgrading the existing services is not required.
o Durable fixtures and materials are to be selected to minimize damage from
vandalism. Possible materials include concrete block with split faced exterior finish
and burnished interior with graffiti coating, metal panel roof and ceiling and stainless
steel plumbing fixtures.
o The new building will have mechanical ventilation, but will be unheated (plumbing will
have to be drainable).
Based on our understanding of the project scope, we propose the following design services
(architectural, structural, mechanical, electrical and civil)required to allow the City to obtain
public bids for the construction of this restroom facility.
Design Services:
o Design Kick-off Meeting:
• This meeting would further elaborate the design parameters addressed above,
along with the development of initial floor plans and material selections.
o Preliminary Design:
• We will take the feedback from the above meeting and prepare preliminary
drawings showing the floor plan (including required handicap accessible
provisions)and elevations.
Engineering Architecture Surveying Environmental
