12. Multi-family dwellings allowed on edge of commercially-zoned property between <br /> commercial and residential. Also allowed as second story apartments over <br /> commercial uses. <br /> 13. Accessory uses and structures <br /> Section 60-040 Minimum Lot Requirements and Setbacks. <br /> The following minimum requirements shall apply to all property and structures in the <br /> Commercial District. Requirements in Article III, on Performance Standards and other standards <br /> as noted, shall also apply. <br /> A. Lot Area: 1 acre <br /> B. Lot Width: 150 feet <br /> C. Lot Depth: None <br /> D. Lot Coverage: 50% <br /> E. Setbacks: <br /> 1. Front yard: 50 feet <br /> 2. Side yard: 25 feet <br /> 3. Rear yard: 20 feet <br /> a. Accessory structures 10 feet <br /> F. Maximum Building Height: 35 feet <br /> Section 60-050 Adult Use Standards. <br /> The purpose of this section is to establish reasonable and uniform regulation to prevent the <br /> concentration of sexually oriented businesses or their location in areas deleterious to the <br /> community of Sibley Township and to regulate the signage of such businesses to control the <br /> adverse effects of such signage and to prevent their inappropriate exposure to the community. <br /> The provisions of this section are to be construed as a regulation of time, place, and manner of <br /> the operation of these businesses consistent with the limitation provided by provisions of the <br /> United States and Minnesota Constitutions. <br /> A. Definitions: <br /> 1. Adult Use—any of the activities and businesses described below constitute"Adult <br /> Uses"which are subject to the regulations of this ordinance. <br /> 2. Adult Book and Media Store—an establishment having as a substantial portion of <br /> its business(40%of utilized floor area)used for the display, sale or lease of books, <br /> magazines, films, videotapes or other media which are characterized by their <br /> emphasis on matter depicting, describing or relating to Specific Sexual Activities <br /> or Specified Anatomical Areas for observation by patrons therein. <br /> Sibley Township Zoning Ordinance Article II 56 <br />
