Transition Residential: To provide a residential zoning classification that serves <br /> as a medium-density buffer between higher-density Shoreline Residential and <br /> Urban Residential Zones and lower-density Rural Residential, Agriculture and <br /> Forest Management Zones. The Transitional Residential zone may be utilized in <br /> some second-tier shoreland areas and/or on the edge of the municipal utility <br /> service area. Parcels are larger than in the Downtown Mixed-Use zone <br /> in order to provide on-site parking, on-site stormwater facilities as well as on-site <br /> water supply and sewage treatment where municipal utilities are not immediately <br /> available. The Commercial zone is typically used as a transition zone between the <br /> Downtown Mixed-Use zone or the Light Industrial Zone and surrounding <br /> residential zones. <br /> 9. Downtown Mixed-Use: To provide a zoning classification for a mix of high- <br /> density residential and commercial uses. Development in this zone relies less on <br /> automobile traffic and more on walking,biking and other similar modes of <br /> transportation. Infrastructure must be in place to provide on-street parking and <br /> walkways as well as connection to municipal water and sanitary sewer utilities. <br /> Downtown Mixed-Use zones should be clustered to provide the maximum <br /> amount of interaction and accessibility between the different establishments. The <br /> T- Downtown Mixed-Use zone is most compatible with the Urban Residential zone, <br /> but also may be compatible with the Transition Residential, Commercial and <br /> Light Industrial Zones. <br /> 10.
