A Sketch of Description has been prepared by a <br /> Registered Land Surveyor. <br /> Existing Zoning: RURAL RESIDENTIAL: requiring a minimum of 5 acres with lot <br /> width of 200'. Both tracts conform to the minimum standards for Rural Residential <br /> Zoning district. <br /> Property: <br /> The property is located with adjacent to Crow Wing County Rd #112. <br /> Property Access: <br /> Both properties have access via Crow Wing County Rd#112. The south tract has an <br /> easement for ingress & egress for a driveway on the adjacent property to the south. <br /> Wetlands: <br /> No wetlands appear to be on the property. <br /> Existing Use: The south property is currently used for a residential homesite, the north <br /> tract is undeveloped. <br /> Septic System Conformity: The south tract has a current Compliance Inspection for a <br /> conforming septic system. The north tract has conforming sites for 2 standard septic <br /> systems. <br /> Soils: Crow Wing County Soil Survey identifies the soils in this area as: BcB - <br /> BRAINERD-CHETEK COMPLEX, 2 to 7% Slopes: The Brainerd soil in this complex <br /> has a profile similar to that of Brainerd Sandy loam, and the Chetek soil, a profile similar to <br /> that of Chetek sandy loam. Gravel pits occur in a few places. Only scattered areas of this <br /> soil are present in the part of the county that was surveyed in detail. Brainerd soils consist <br /> of moderately well drained, slightly stony to extremely stony soils that developed from <br /> brown, non-calcareous, glacial till. Chetek series consists of well-drained to excessively <br /> drained, weakly developed soils that formed from non-calcareous, sandy and gravelly <br /> outwash and drift containing many crystalline rocks. Because they are shallow over <br /> gravelly and sandy substratum, these soils are somewhat droughty. <br /> Comprehensive & Land Use Plan: <br /> The future land use is identified as residential. Rural Residential zoning allows single family <br /> dwellings with 5 acres & 200' in width. <br />
