The provisions of this Ordinance shall be applicable to any <br /> subdivision of property within the Township, after the effective date of this Ordinance. <br /> 2. Subdivisions by metes and bounds resulting in residential parcels <br /> less than 20 acres or 500 feet in width and commercial parcels less than 5 <br /> acres or 300 feet in width shall be considered for approval by the <br /> Planning and Zoning Board. The Planning and Zoning Board may request <br /> other reasonable information from the subdivider in order to make a <br /> proper evaluation of the proposal. Subdivision by metes and bounds shall <br /> be limited to the creation of five piri els in any three (3)year period, <br /> counting the remnant. An additional parcel for right of way or commonly <br /> owned driveway access may also be allowed. <br /> The proposed legal description for subdivision of land by metes and bounds shall be <br /> prepared and certified by a Registered Land Surveyor. Approval by the Planning and <br /> Zoning Board shall be indicated by the signature of the Planning and Zoning Board <br /> Chair, upon approval of the Board, and attached to said legal description. The County <br /> Recorder or Registrar of Deeds may accept each such Certificate of Survey for filing and <br /> recording upon compliance with these provisions. <br /> The proposed tract split appears to conform to the requirements as setforth in the Sibley <br /> Township Zoning Ordinance and Comprehensive Plan. <br /> Conditions of Approval: <br /> The Sketch of Description and easement be filed with Crow Wing County with the <br /> signature of the Planning and Zoning Board Chair. <br /> PC Action: <br /> Tract Split: Approve with conditions or Deny <br /> Dennis P.
