Mr. Slayton suggested postponing the application if the applicant would submit a
different site plan.
Discussion followed between Mr.Fischer and the Board on different aspects of the land, septic,
structures relation to the topography of the land and locating the structure in a way to comply with
the setbacks.
Joe Dotty made a motion to postpone Mr.Fischer's application until the May 16,2002 hearing to
give the applicant time to submit new information in regard to his property. Motion was seconded
by Barbara Sjoblad,all ayes,motion carried.
Mr. Fischer is to submit to the Sibley Township Planning Office a dated letter waiving the 60-day
rule.
A brief intermission
Mr.Ron Schaefer
6014 N. Sluetter Road
Pequot Lakes,Minnesota
Little Pine Properties
Applicant requesting re-zoning from Wooded Residential to Commercial
Chuck Marohn,City zoning Administrator, stated that the property is presently zoned Wooded
Residential which is incorrect according to the Ordinances. Because of the transition period between
the City of Pequot Lakes and Sibley Township some additional work needs to be done on the
Ordinances. His recommendation would be to table this application.
Mr. Schaefer stated that he wanted to use the property as office space(example, real estate office,
lawyer etc.) His second option would be to apply for a Conditional Use permit for the property.
Mr.Marohn stated that no letters of objection were received even though the property owners were
notified. He also stated that if the Commission tabled the application the staff would prepare for the
May meeting an alternative zoning classification for this area. The staff would contact the neighbors
to this parcel for their input and prepare an area concept plan for coordinating rezoning of the
parcels.
Joe Dotty stated he did not feel this was spot zoning, that commercial district in town is not that
great, and where commercial already exists the land is very valuable. He felt that adding
Commercial where Commercial is already in the neighborhood is feasible. The area is ideal for
Commercial due to the fact that it is accessible to the highway.
John Derksen made a motion to table Mr.Schaefer's application until May 16,2002 meeting, motion
is to include Mr.Marohn's comments. Motion seconded by Barbara Sjoblad, all ayes, motion
carried.
Dennis asked that Mr.Schaefer submit a dated letter to waive the 60-day rule.
Application-Ordinance revisions to the zoning provisions for Light Industrial,Commercial Exempt
and Multi-Family Residential zones.
