• <br /> 021290 Planning Commission Letter <br /> February 18,2003 <br /> Page 5 of 5 <br /> My point in noting this is that, as noted in item 12 and Item 13, he is making issue of the road <br /> design, and if we had been given ample opportunity we could have made changes and provided <br /> information to more accurately reflect the submission that is being acted upon. <br /> At the January 29, 2003 meeting, it was personally asked of Mr. Marohn if there was anything <br /> else we could do to factually provide more data for his consideration of this submission at this <br /> meeting. He replied that there was nothing more for us to do. <br /> Item 14—We recognize the cul-de-sac is over 800 feet in length. However, because we have <br /> extended the road to the North boundary for future extension of the backage road,this has <br /> created the extra length. If we were just designing for our lots, we could have stopped the road <br /> at around 800 feet near the center of Lot 4, Block Two, and had Lot 5 and Lot 6 access the public <br /> road through 33 strips commonly referred to as flag lots, eliminating the longer cul-de-sac. <br /> In conclusion, we respectfully request that the Planning Commission approve this preliminary <br /> plat application with the condition that it be subject to the Commercial(C-1) zoning district, <br /> subject to road and erosion control pans, and subject to obtaining 1VMnDOT entrance-permit. As <br /> we find it: <br /> • The property is suitable for commercial development in its existing state. <br /> • The plat fits the existing area and pattern of development along the Highway 371 corridor of <br /> Pequot Lakes and surrounding communities. <br /> • Lot sizes meet or exceed ordinance requirements. <br /> • The development of a backage road system is the preferred and recommended method of <br /> service to the lots along the 371 highway corridor by the City of Pequot Lakes and MnDOT <br /> in this area. <br /> Sincerely, <br /> LANDECIKER& ASSOCIA INC. <br /> < A iCk S.
