Box 361 <br /> Pequot Lakes, MN 56472 <br /> Re: Planning and Zoning Administrator's Report <br /> Dear Mayor and City Council, <br /> I apologize for the tardiness of this report, however there were a number of issues that <br /> needed to be coordinated with the City Attorney's office prior to putting this report <br /> together. I appreciate your patience on this and will try to be hasty at tonight's Council <br /> meeting. <br /> The Planning and Zoning Commission held their regular monthly meeting in February <br /> and are forwarding you one recommendation. <br /> 1. Preliminary Plat of the Ridge,NWT LP. The limited partnership of NWT has <br /> presented a preliminary plat for a nine lot commercial development north of <br /> downtown Pequot Lakes. After reviewing the application, the Planning <br /> Commission recommends, on a 5-3 vote,that the City Council approve the <br /> preliminary plat. They have recommended that the following conditions be <br /> included in the motion to approve: <br /> 1. Clarify zoning. <br /> 2. Applicant to submit a stormwater plan to incorporate the four natural <br /> infiltration basins, based on a 100 year, 24-hour storm event. <br /> 3. Applicant to submit a document from Mn/Dot accepting placement of <br /> approach. <br /> 4. Applicant to accept road engineering details approved by City Engineer. <br /> 5. Applicant to provide covenants and deed restrictions which won't allow <br /> disturbing areas of slope of more than 15%. <br /> 6. NPDS permit requirements for erosion control during development and <br /> construction and to be on file with the City. <br /> The Commission conditions were developed at the meeting in an ad-hoc manner. After <br /> having some time to review them, we would like to propose the following conditions in <br /> an attempt to clarify those of the Commission: <br /> 1. Prior to the final plat application and within sixty days, the City shall hold a <br /> public hearing to formally establish the zoning classification. The applicant or <br />
