1. The land is zoned Residential. <br /> 2. The property is suitable for residential construction in its natural state <br /> without significant alteration. <br /> 3. Parcel B has an individual sewage treatment system that does not <br /> have a current compliance inspection. Parcel A contains adequate <br /> area for the construction of two sewage treatment systems. <br /> 4. Parcel B has access to Mayo Brook. Parcel A has no water access. <br /> 5. Parcel A is approximately 2.5 acres. Tract B is roughly 5 acres. Both <br /> lots exceed the minimum requirement of 30,000 sq. ft. <br /> 6. The layouts of the proposed lots are compatible with the layouts of <br /> adjoining parcels. <br /> 7. Each lot abuts more than 33 feet of the public right of way along <br /> County Road 168. Parcel A also abuts South Sluetter Road, a publicly <br /> maintained roadway. <br /> subject to the following conditions: <br /> 1. The applicant shall dedicate to the public the lands adjacent to County <br /> Road 168 and South Sluetter Road that are within a 66-foot side right- <br /> of-way corridor centered along the existing roadway. <br /> 2. The applicant shall prepare and file a deed restriction on Parcel A <br /> restricting access from the parcel to County Road 168. Access to <br /> Parcel A shall be off of South Sluetter Road only, a minimum of 100 <br /> feet south from the centerline of County Road 168. <br /> All members voted "aye". Motion carried. <br /> USED STRUCTURE CONDITIONAL USE PERMIT CLARIFICATION: <br /> A motion was made by Karl Moon, seconded by John Derksen, that the intent of <br /> the Planning Commission was to have used home, not used structure, being <br /> moved into the City a conditional use anywhere in the City. <br /> All members voted "aye". Motion carried. <br /> TREES PERMIT EXTENSION. <br /> Todd Trees applied for a one-year extension of his Land Use Permit. A motion <br /> was made by Karl Moon, seconded by Marty Nelson, to approve the extension to <br /> October 14, 2005. All members voted "aye". Motion carried. <br /> FISCHER PERMIT EXTENSION. <br /> Robert Fischer applied for a one-year extension of his Land Use Permit. A <br /> motion was made by Karl Moon, seconded by John Derksen, to approve the <br /> extension to July 22, 2005. The existing cabin will be removed by July 22, 2005. <br /> All members voted "aye".
