MINUTES <br /> PEQUOT LAKES PLANNING COMMISSION <br /> REGULAR MONTHLY MEETING <br /> APRIL 17,2008 <br /> PRESENT: Bill Habein, Tom Adams, Mark Hallan, Scott Pederson, Dean Williams, <br /> Tom Woog and Mary Peterson. ABSENT: John Derksen. <br /> CITY PLANNER: Charles Marohn, PE <br /> ZONING ADMINISTRATOR: Dawn Bittner <br /> CITY COUNCIL LIAISON: Craig Nagel and Cathy Malecha. <br /> The meeting was called to order by Chairman Woog at 6:35 p.m. <br /> Chairman Woog opened the Public Hearings. <br /> APPLICANT: Wilderness Resort Villas,LLC <br /> Applicant requests a Conditional Use Permit <br /> Mr. Marohn explained the Staff Report. Applicant was represented by Jeff Miller, WSN. <br /> The application addresses the relocation of some lots, construction of a new lodge facility <br /> and a fitness center with swimming pool, storage units and expansion of the existing <br /> beach. A new wastewater treatment system is also planned. The Staff Report includes <br /> 43 Findings of Fact, along with 18 Conditions. <br /> Jeff Miller stated that the detailed documents will be submitted to be discussed at the <br /> May meeting. Final documents and Final Plat will be submitted for the June meeting. <br /> Restoration of the new beach has not taken place due to the ice conditions on the lake. <br /> Dave Reese, WSN, Project Engineer, discussed the utilities within the project on the site <br /> plan. Changes include the duplexes Mr. Marohn explained. The area with the lodge was <br /> the area for the previous waste water treatment. This treatment area has been moved to <br /> the northwest corner of the property. Water supply remains with the 4 wells proposed. <br /> The existing well will be sealed. Grading will change in this central area. Mr. Reese also <br /> stated that they will meet the 100 year storm requirements the City requires. The storage <br /> unit area will be held within the property; there is a natural low depression area that will <br /> meet or exceed the 100 year storm requirement. The phasing summary was included in <br /> your packets. 2008 will be a planning/permitting year with construction of the lodge. <br /> The tanks will be installed and sized for the eventual use and will be used in 2008 as <br /> holding tanks. 2009 will be the major construction of the wastewater treatment system. <br /> In 2009 the pool will be constructed and 6 lots. 2010 will add 9 units,the units on the <br /> point. 2009&2010 is Phase One.
