MINUTES
-- PEQUOT LAKES PLANNING COMMISSION
REGULAR MONTHLY MEETING
JUNE 19,2008
PRESENT: Bill Habein,Tom Adams, Dean Williams, Tom Woog,John Derksen and
Mark Hallan. ABSENT: Mary Peterson and Scott Pederson.
CITY PLANNER: Charles Marohn, PE.
ZONING ADMINISTRATOR: Dawn Bittner.
COUNCIL LIAISON: Craig Nagel and Jim Oraskovich.
The meeting was called to order by Chairman Woog at 6:38 p.m.
Chairman Woog opened the public hearings.
APPLICANT: Wilderness Resort Villas,LLC.
Applicant requests Final Plat of Wilderness Resort Villas
`., Mr. Marohn explained the Staff Report. There are a few outstanding items that need to
be addressed. The City Attorney notified our office yesterday that he needs some
additional information. Staff recommends this item be tabled. We need to obtain
information from the City Clerk regarding the City's road vacation policy. The letter
from the City Attorney, presented tonight, details the additional information needed.
Chad Conner, WSN, commented on the City Attorney letter. They have been working
with the City Attorney trying to resolve this issue. They have submitted drawings
indicating where the right-of-way is. In 2005 a lot split application required the public
right-of-way for access to the lots. It should have been a deeded easement, not right-of-
way. There is no easement over the existing roadway that all owners use for access now.
It is his hope to move forward to the City Council, with the plat check and easement issue
presented to them.
Mr. Marohn explained that the vacation public hearing could be held here next month.
The public hearing for the final plat could also be held next month. Construction of the
lodge or new lots cannot move forward without Final Plat approval. Documents to be
reviewed by the attorney were adequate, the plat check needs to be completed, and the
title work. The plat check has not been completed because the exterior of the plat has not
been determined.
Jeff Miller, WSN, stated that an easement needs to be drafted for each property owner for
submittal to the city attorney. We don't know how the vacation procedure will take
Minutes 1
Pequot Lakes Planning Commission
June 19, 2008
