The existing property is <br /> 43,500 square feet and is zoned Urban Residential. The property contains a single <br /> family dwelling and three accessory structures which are all non-conforming because <br /> they don't meet the setback requirements. The subject property is served by the <br /> municipal water and wastewater system. <br /> The applicants are proposing to split the parcel into two tracts with an east/west <br /> property line. Proposed Tract"A"would be 20,500 square feet while proposed Tract"B" <br /> would be 23,000 square feet.
