The Planning Commission should determine what the "vision"is <br /> for the future of North Washington Street and how the streetscape fits into that vision. <br /> Street Profile: <br /> • One block <br /> • 340 ft length <br /> • 75 ft. right-of-way width <br /> • City water <br /> • Sanitary sewer <br /> • Storm sewer <br /> • Commercial/residential/vacant lot <br /> Current Capacity;, <br /> North Washington Avenue serves as a local neighborhood collector street. It mainly serves the <br /> handful of residential properties along it and the commercial businesses at the South end. The <br /> street is connected to CSAH 11 which is a higher capacity arterial road. There is a modest <br /> amount of traffic that funnels through North Washington Street to CSAH 11. <br /> Surroundina Land Use: <br /> The one block stretch of street that is proposed to be reconstructed has a vacant property,two <br /> �- single family dwellings, a commercial business, and a commercial/residential building complex. <br /> The use of the property surrounding this block of North Washington Street is relatively low <br /> intensity. The existing and future land use of the property along North Washington Street <br /> should be taken into consideration when plannin for a new street. <br /> 2 <br /> r. <br /> b.: z <br /> Cost/Benefit Analysis of Existing Street: <br /> The portion of property taxes collected which goes to "street maintenance" for properties along <br /> North Washington Street in a given year is $11,616. <br /> The long-term estimated maintenance cost for the entire length of North Washington Street is <br /> $53,625. The adjacent property owners pay 22% of the long-term costs of the street. <br />
