<br /> approximately 2i� feet wide along Patriot Avenue and approximately i,800 feet
<br /> deep, e�ctending to Sibley Lake. The subject property is zoned Commercial
<br /> through an area e�ending 60o feet from the eastern property boundary with
<br /> Patriot Avenue, with the western remainder of the property zoned Shoreline
