MINUTES <br /> PEQUOT LAKES AND SIBLEY TOWNSHIP <br /> REGULAR PLANNING COMMISSION <br /> MEETING <br /> JUNE 20, 2002 <br /> PRESENT: Craig Nagel, Martin Nelson, Joe Dotty, Bill Habein, Karl Moon, Tommy <br /> Woog, Barb Sjoblad, and John Derksen. ABSENT: Cheri Seils, Mark Hallan and Dona <br /> Trenkenschuh. <br /> ZONING ADMINISTRATOR: Charles Marohn. ABSENT: Dennis Slayton. <br /> The meeting was called to order by Craig Nagel, Commission Chairperson, at 6:30 p.m. <br /> APPLICANT: Joni Tulenchik <br /> Represented by Kevin McCormick of Landecker& Assoc. <br /> Applicant requests to rezone from Public/Open to Commercial and Wooded Residential. <br /> Mr. Marohn's Staff Report stated that he found that the property was not incorrectly <br /> zoned and that a change in the zoning classification would not be consistent with the <br /> Comprehensive Plan. <br /> Mr. McCormick discussed the proposed plat he had submitted to the Commission at the <br /> May meeting. It would include 23 - 2.5 to 5 acre lots with restrictive covenants and large <br /> buffer areas. He felt this was a very viable plan to work with. This would combine the <br /> property that was former Sibley Township property and the City property. <br /> The alternative plan would be a 330 foot strip, currently zoned wooded residential within <br /> the City, developed into 25 lots and the former Sibley Township property would be <br /> developed into 6— 1Oacre tracks. This would result in 31 lots and extensive logging. <br /> Craig Nagel praised Mr. McCormick for his effort to develop a decent plan, but <br /> wondered if there was a need for more residential lots at this time. He stated that there is <br /> a lot of un-built platted residential property south of town and on the lake and until the <br /> City is built up and out, there would be a leap-frog effect. <br /> Mr. Marohn advised the Commission not to make a vote under pressure. All plats are <br /> subject to review, approval and performance. <br /> Bill Habein read Section 40.050 of the Zoning Ordinance in reference to the Forest <br /> Management Plan. <br />
