Economic Development Committee <br /> May 20, 2008 <br /> Page 2 of 3 <br /> ----------------------------------------------- <br /> Chuck Marohn reviewed the proposed ordinance amendments to lot width, <br /> buildable lot area, setbacks and impervious surface. He noted that amending the <br /> ordinance to be less restrictive in these areas may be an incentive for property <br /> owners to subdivide their lots. Discussion was held about other potential <br /> incentives. Suggestions were made which included no interest loans, waiving city <br /> fees, and possibly the City covering part of the cost. <br /> Discussion was held regarding the proposed 10,000 Square Foot lot size. Sheila <br /> Haverkamp felt that the lot size was too small and would deter industrial <br /> prospects from the City's park. The Commission discussed this and felt that <br /> flexibility in lot size would be important to accommodate all types of businesses. <br /> MARK JURCHEN MOVED TO RECOMMEND THAT THE PLANNING <br /> COMMISSION REVIEW THE ORDINANCES, SETBACKS AND <br /> POTENTIAL LOT SIZES IN RELATION TO THE REDEVELOPMENT <br /> OF THE EXISTING INDUSTRIAL PARK. NANCY ADAMS SECONDED <br /> THE MOTION. MOTION CARRIED 5-0. <br /> 4.2. Consider Options of Expanding Existing Industrial Park into the Spray Irrigation <br /> Fields <br /> 4.3. Explore Other Areas that may be Available for a New Industrial Park <br /> Chuck Marohn distributed a memo and several maps. Mr. Marohn noted that his <br /> office conducted an analysis of potential industrial park expansion sites. The EDC <br /> reviewed the potential sites shown on the maps. Much discussion was held <br /> regarding the City's spray irrigation land being a good site for expansion. The <br /> EDC felt that the WWTP Facility Design Plan was a critical component in the <br /> study of an industrial park expansion. <br /> The EDC discussed how to proceed with this process. It was suggested by Patrick <br /> Smith that all of the property on the maps be prioritized and then issues with each <br /> parcel be identified.Nancy Adams suggested identifying the top three parcels and <br /> then identifying the issues with each of the three parcels. <br /> Chuck Marohn indicated that his staff could put together issues of concern with <br /> all of the parcels identified for the next EDC meeting. He also noted that he would <br /> also have a draft ordinance amendment for the EDC to review at the meeting. <br /> 5. Next Meeting <br />
