The proposed use would not have a significant impact on water pollution as the <br /> property is not located near a water body and is served by city water and sewer. <br /> 11. The property currently does not have any significant drainage or topographic features. <br /> The applicant proposes to do some minimal landscaping around the proposed <br /> structure. <br /> 12. The property has a low erosion potential since the property is mainly flat. <br /> 13. The proposed use does not require nor is requesting a shoreland location. <br /> 14. The proposed use will be connected to the City sewer system, which is more than <br /> adequate to handle the amount of liquid waste to be generated. <br /> 15. The proposed use would not require on-site sewage treatment and will be connected <br /> to the City water supply. <br /> 16. The proposed use will not generate additional surface water usage. <br /> Planning Commission Direction: The Planning Commission can cite specific findings of fact to <br /> support an approval of the Conditional Use Permit.
