12. The proposed use is compatible with adjacent uses, which are also single <br /> family residential. <br /> 13. The property is zoned Medium Density Residential. The proposed use is <br /> allowed in the MR zone and is consistent with the intent of the zone. <br /> 14. There are no significant concerns involving water pollution from this <br /> proposal and no state stormwater permits would be required. <br /> 15. The topography and drainage features on the site are conducive to <br /> construction of a single-family dwelling. <br /> 16. The site will have its own wastewater treatment, which will be adequate <br /> for a single family dwelling. <br /> 17. The development is not riparian and is not visible from public waters. <br /> The recommendation includes the additional condition, as mandated by the <br /> Ordinance, <br /> 1. Prior to obtaining a building permit,the applicant shall provide a security <br /> of$2,500.00 by cashiers check or certified check. <br /> 2. Little Pine Properties owns a lot on the Paul Bunyan <br /> Trail just north of downtown Pequot Lakes. The property is currently zoned <br /> Wooded Residential. Little Pine Properties would like to develop the property <br /> with higher densities than what is allowed under the current zoning.
