Pequot Lakes - Hwy 371 North
August 21, 2005

Page 7of14
Morehouse Drive - West Lake Street 10.3 milesl
31. On the west side, the property is zoned Industrial. MnDOT will review possible larger radii
at intersections along the service road in this area during final design.
32. On the west side, the service road `meanders' slightly to the east to abut the back lot line of
the properties adjacent to the present TH 371.
MnDOT has had discussions with and concurrence from Mr. Babinski on this alignment.
MnDOT is aware that the City has a 30-foot wide watermain easement from Mr. Babinski
under the proposed service road and MnDOT is going to have to account for this during
R/W acquisition discussions.
33. On the west side through the Gloria Dei Church property, both backage road and frontage
road alignments were reviewed.
After weighing the plusses and minuses for both, the backage road alignment was chosen.
MnDOT will need to work with the Gloria Dei Church during the R/W acquisition process
to mitigate impacts to the back portion of their property.
The City is okay with a rural, ditch-lined section for the service road south of West Lake
Street (although it may be tight for MnDOT to design such, especially behind the Oasis).
MnDOT is aware that where this proposed service road intersects West Lake Street, the
sanitary sewer is relatively shallow here and this may impact some construction details.
West Lake Street - West Woodman Street f l block}
34. On the west side, even though there are no accesses being closed along the highway,
MnDOT reviewed the situation, including the safety of routing traffic past the school, and
agreed to pay for a standard 32-foot wide, ditch-lined, 10-ton service road.
The City needs to acquire the R/W and pay for an urban, curb and guttered street section
`above' the standard 32-foot ditch-lined roadway.
MnDOT is aware that there is some City storm sewer at the intersection of 2nd Street and
West Woodman Street that will need to be accounted for during design.
Depending on traffic volumes north-south along this new road and east-west on West Lake
Street and West Woodman Street, there may need to be either two-way or four-way stop
sign conditions at these two intersections.
CADocuments and Settings\Administrator\Local Settings\Temporary Internet Files\OLKB\082105 Overall List of Issues-memo.doc
