COMMUNITYGROWTH <br /> I N S T I T U T E <br /> June 1, 2005 <br /> Mayor and City Council <br /> City of Pequot Lakes <br /> 4638 County Road 11 <br /> Pequot Lakes, MN 56472 <br /> Re: Zoning Administrator's Report <br /> Dear Mayor and City Council: <br /> The Planning Commission met for their regularly scheduled May meeting where they <br /> held two public hearings, one for a variance and the other to consider adoption of the <br /> updated land use and subdivision ordinance. The Planning Commission is forwarding <br /> you the following recommendations for your consideration: <br /> 1. Variance to Allow Dwelling with Less than Required Width, Gene Hurtig. <br /> The Hurtig property is approximately 157 acres in size and is located in the <br /> southwestern part of the city on Hurtig Road. The parcel is zoned Forestry and <br /> currently has a dwelling and several farm-related buildings to the northwest of <br /> Hurtig Road. The applicant proposes to move a dwelling measuring 12' x 76' <br /> onto the property to replace the existing dwelling. The applicant proposes to <br /> remove the existing dwelling and farm-related buildings after the new dwelling is <br /> in place. A variance is required because the minimum dwelling width is 20 feet. <br /> The Planning Commission is recommending approval of the variance, based on <br /> the following findings of fact: <br /> 1. The structure is existing in the community. <br /> 2. The structure will be placed in an isolated location, not a high traffic road. <br /> 3. There is 100% screening from the lake and neighbors, except from road. <br /> And with the following conditions included as part of the recommendation: <br /> 1. Manufactured home be placed on a permanent foundation. <br /> 2. Manufactured home be removed within 5 years. <br /> 3. Fifty percent screening to be planted as viewed from the road. <br /> 4. Existing dwelling be removed in 12 months. <br /> 5.
