Planning Commission Report,August 2006 9
THE PLANNING COMMISSION IS UNANIMOUSLY RECOMMENDING THAT
THE AREA (AS STATED ABOVE) BE REZONED TO URBAN RESIDENTIAL
BASED ON THE FOLLOWING FINDINGS OF FACT:
1. Present ownership is long established and has a character consistent with Urban
Residential zoning.
2. The road is suited to an Urban Residential zoning.
3. The neighborhood has historically been residential and is more consistent with Urban
Residential zoning.
4. The subject property meets the intent of the Urban Residential zone.
5. Rezoning all of the properties to Urban Residential is a viable option as this area meets
the compatibility requirements for that zoning classification, being adjacent to the
Downtown Mixed Use zone, Shoreline Residential zone to the northwest, and
Commercial to the north.
5. HEARING: Rezoning from Wooded Residential to Commercial. City of Pequot
Lakes, applicant. Parcel No. 2901042ooE00009, Bret Sergent property owner.
Parcel No. 290104iooG00009,William Buss property owner.
The subject properties are located just to the west of State Highway 371 on the north side of
West Grove Street. The surrounding properties have been rezoned to commercial, while the
properties just to the south are being recommended to be rezoned to Urban Residential and
are approval on this agenda. The property owners have indicated a desire to have the
property to be rezoned to a zone that would allow residential uses. If the properties are
rezoned to Commercial, each property owner would be allowed to continue using their lots
as residential, provided they do not expand said use.
THE PLANNING COMMISSION UNANIMOUSLY RECOMMENDS THAT PIDs
2901042ooE00009 & 290104iooG00009 BE REZONED FROM WOODED
RESIDENTIAL TO URBAN RESIDENTIAL BASED ON THE FOLLOWING
FINDINGS OF FACT:
1.
